Mortgage Professional
We view the mortgage professional as the money person. A mortgage professional is the second most important member on your team since they will assist with arranging your financing. Without financing, the dream of homeownership is not possible, unless you are independently wealthy or your parents are.
A mortgage professional works on your behalf to find you the Right mortgage and terms through their vast network of lending partnerships. A mortgage professional will help you with:
• Mortgage Pre-approval – a pre-approval lets you know how much a bank is willing to lend to you and at what rate. A mortgage pre-approval should be done prior to looking at homes.
• Right Mortgage – there are many mortgage options, but rest assured the mortgage professional will explain the best products available that suits your needs
• Documentation – the mortgage professional will work with you in order to obtain all of the documentation required in order for the bank to provide final approval

Real Estate Lawyer
You will need a lawyer to protect your legal interests when buying a home. A lawyer works on your behalf to ensure the legal contract is correct and to ensure that are protected. The lawyer will review all contracts and provide you with peace of mind to ensure that things go as smoothly as possible. Once all pre-purchase conditions have been satisfied by you or the home seller as outlined in the offer to purchase; the agreement is considered legally binding.
To complete the process of closing, you will need the services of a real estate lawyer who will perform the following:
- Search the title to make sure it is free of any complications
- Confirm that the property taxes are paid up to date
- Prepare all documents to transfer ownership
- Confirm that the seller’s mortgage is discharged
- Prepare a Statement of Adjustments outlining the money you owe
- Arrange a transfer of funds from your lender to the seller
- Register you as the new owner in the Land Titles Office
At or close to possession date, you will meet with your lawyer to review the documents prepared for the change in ownership. Once signed, you will be able to get the keys to your home and move in!
Home Inspector
A Right Realtor recommends to our customers to have a home inspection done on your dream home. A knowledgeable and professional home inspector will go through the property and perform a comprehensive inspection to assess the condition of the house and all of its systems. A professional home inspector reviews more than 1,600 items inside and outside the home that include:

The home inspector’s role is to inform you about the property’s condition. The home inspector will tell you if something is not functioning properly, needs to be changed or is unsafe. You will also be informed of repairs that need to be made and maybe even where they may have been problems in the past.
Insurance Broker
An insurance broker can help you with your insurance needs, including property insurance and mortgage life insurance. Property insurance is mandatory when obtaining financing when purchasing a home. Lenders insist on property insurance because your property is their security for your loan. Property insurance covers the replacement cost of your home, so premiums may vary depending on the homes value.
Life Insurance or mortgage life insurance is often offered by a number of individuals that may include:
i) Insurance Broker
ii) Mortgage Professional
iii) Financial Planner
It is important for you to understand the difference between a life insurance policy and a mortgage life insurance policy as the insurance policy coverage is different for each product.
